Company Overview

World Associates, Inc. acquired more than $10 million in real estate assets on which 700 homes can be built. World is engaged in the real estate business through a wholly owned subsidiary, Superior Real Estate, Inc.

The Company plans to focus on two primary markets. The first is manufactured housing using innovative and affordable designs. The second is the land entitlement business, the business of supplying to the development or investment community fully entitled or approved land ready for a building permit. There is particularly strong demand for land that is ready to build on in California, where the Company is the most active at the present time. (see article More Homes Needed )

Profit in many real estate developments often starts with the land itself due to appreciation, entitlement efforts, demographic pressure, etc., rather than during construction, or later during the management of property. World takes advantage of the existing profit opportunity in land while avoiding risky areas of the real estate business that involve more difficult to manage phases, namely construction and leasing.

World's strategy is to concentrate on lower-risk or fast turning housing projects in the 55+ age group and in an affordable range. The Company, a manufactured home dealer for several national brands, is using its expertise to develop new home designs, installation techniques, and materials that make many manufactured homes indistinguishable from site built homes in their appearance and quality. Such homes have a very attractive value per square foot when compared to site built homes.

World Associates, Inc. is extending the concept of "highest and best use" to include quality of life considerations. A "higher and better use" for property means developing it for the most profit while insuring a beneficial outcome for the community and its environment. The Company believes that this view will be an essential key to successful real property development in the future.
