Keith,

I'm guessing the original IP as typed had a trailing space??? 

There was a known bug in this case (it has been fixed for version 4.0).

The IP was deleted and retyped and now it works, strange.

I uninstalled and re-installed the software and still got the following
error "the client was unable to locate the key file 'D:\Program
Files\SourceOffSite\216.key"

What would make it look for just 216.key instead of the full IP?  The
correct IP is in the connect text box.
