So at the ripe age of 49, I am finally poised to buy my first home. I had long since given up on the possibility. The market was so insanely high and my credit so horrible I wrote it off. The bankrupctcy in 03 wasn't helping. My wife (we married in December) had a completely ruined credit score courtesy of her ex husband and the shenanigans during their divorce, so riding her coattails was out. Amazingly, she rode mine. I was able to buy a car last summer when mine was wearing out, and got a decent interest rate, so I was hopeful. I found a new house up north in Marysville that were semi motivated to sell, and a friend who is a realtor hooked me up with a lender willing to be patient with the fine details. I ended up qualifying with my VA home loan. The last two weeks has been miserable as we prequalled, had out offer bounced around and finally accepted, then had to produce document after document for the lender. Finally, the call came today (on the last day our offer was good) that we had been underwritten. So we close the 21st of March. Its kinda hard to believe.
