11dBi and 75 feet

I have a d-link 614+ and I just recently mounted a 11dBi 90 degree vertical sector panel antenna
http://www.superpass.com/SPDG13F.html  I am merely trying to get the signal across the street to my
neighbor which is no more than 75 feet across.  The antenna is mounted to my roof pointing to his
house, he is on the second floor.  I can't seem to get a reliable consistent signal, It peaks at
75-100 but drops to zero intermittently.  He has winxp so he has to constantly click on the icon
tray to re-enable the network.  Am I doing something wrong?  The d-link doesn't allow me to turn off
the other antenna, which has the stock rubber duck small antenna, could this be the cause?  Please
help.  I would think 11dBi and that short distance would work..
