The "Unsupported Xcode version 12.4" message is just diagnostic and not a real failure (I have Xcode12.3 and get the same warning). But I've tested that emacs26-app does build for me on 10.15.7/Xcode12.3. What is the actual error message you're now getting with emacs26-app? Look for "error:" in the output. Also, make sure you have run selfupdate to guarantee you have the latest package descriptions.
