5.x Sparc32 Install problem

Trying to install OpenBSD 5.6 or 5.8 in an old Sun IPX, with zuluSCSI SD 
card disc.

SunOS 4.1.4 & RedHat 6.2 sucessfully install, but OpenBSD has /var & 
/etc (and oddly /tmp) left as Read-Only after install - meaning you 
can't really do anything

I used the default partition option.
