permissions when building, installing

Dear list,
I have taken the habit of building, destrooting and archiving my
packages as normal user and then installing as root. To do that, I have
changed the permissions on ${prefix}/var/db/dports/build to 775 instead
of 755 (I am a member of root's group).
However, I get an error that says it cannot ln to where the Portfile is
(link the work directory in build). Is it a bad idea to change the
permissions in sources?
Third, when I do a selfupdate, I obviously need to be root, but it also
does a sync and for new ports, the permissions are not what I would
like. And I have not found any config option to change that. What can I
do?
I would also like to know if some packages cannot be destrooted and
archived as normal user and why? (I think some require some permissions
that a normal user has not like setuid root...
