Would love to see your collection in person some day. 
Probably take the bus to Tustin to avoid any possible traffic problems.  The 22 is still going to have construction for a couple of years more.

This is a very nice climate. I lived in Tustin and had my big 
greenhouse and outdoor collection there and it was simply great.
