are you perhaps mixing up the pxeboot options with the kickctsrt file
? 

My pixeboot file looks like this (just the lines the refer to the
kickstart install of centos with update )

LABEL centos64-ks
        KERNEL vmlinuz-c65x64
        APPEND initrd=initrd-c65x64.img ks=ftp://192.168.0.1/kickstart/
centos6-minimal-x86_64.cfg

the ks= line tells it where to find the kickstart file 


My kickstart file looks like this 


cat /var/ftp/kickstart/centos6-minimal-x86_64.cfg
