Having been a home owner and a renter there are several points to consider. Goals. Are you into property holdings for multiple generations? Is it more a matter of what makes sense here and now? Are you in the middle, say having stable holdings till the youngerthings are out and about on their own? Do you need volume to assume worth, is more more and less less. Conversely there is a school of thought that holds less is more and no I am not talking cmdlineage. These will give you a better base to build on as each might well have different paths and actions. Location, as mentioned, is a key factor. Is your area in a boom or a bust? How long has it been in the current phase? Past performance is not an guarantee of present or future outcomes but trends be trends.....and there be monsters. Faith. Do you have faith in the market's past and present valuation of your location. As with all matters of faith (money, spiritual, societal, ...) it never hurts to pepper in counter examples but only insofar as it will not destroy your faith's construct. Unless you are into that and then hammer to wall ...hammer to wall. Situation. What is your value flow like at the moment and in the next phase of living? Are you flush with income or savings? Are you making more with assets other than property? Are you waxing or waning in terms of income? If your goal of property is to hand off property to the offspring this is much different than if you are seeding them in other ways. Again, where are you now and where will you be in the near future and what pros and cons are there the goals you hold. Not to say minmax that shiz, but minmax that shiz. Another aspect is life is messy, Situations and Goals and Faith and Location are like the best laid plans ....more often they are not the best. You have to work with what you have not what you propose to want to have or even state you should have. If wishes were trees the trees would be falling and so on and such and such. In the end though we are all dead.
